I bought land in the Upper Peninsula three years ago for all the reasons you just wrote about. After doing extensive research out of University of Michigan and Purdue University, I concluded the new North will become the properties of the future. Anything above the 45th parallel will see a huge amount of migration. I love my land in the upper peninsula and drive up there often to pay it visit. I’m old. I will leave it to my granddaughter who is only 13 because one day I think she will really appreciate it. By the way, it tripled in value in the last three years as well.
